Tulum (sometimes Tulum Pueblo) is the largest community in the municipality of Tulum, Quintana Roo, Mexico. It is located on the Caribbean coast of the state, near the site of the archaeological ruins of Tulum. The community had a 2005 census population of 14,790 inhabitants. 

Several years ago, Tulum Pueblo was a quiet village 2 km (1.5 mi) from the archaeological site, and tourism outside of the ruins was limited to a few small shops and simple cabanas on the beach. As of the 2010 census, population of Tulum Pueblo has grown to 18,233 permanent inhabitants. Tulum used to be mostly a Mexican town, with some tourists eating in the restaurants and bars at night. Tulum has exploded and now the foreigners inhabitating Tulum equal or exceed the Mexicans inhabitants living there. 
With the new international airport already approved and building to follow shortly, Tulum will expand more quickly and be a very good investment. 

The "Hotel Zone" of boutique hotels on the Tulum beach has grown to over 40 small hotels, most of them cabañas built in the traditional Maya style with thatched palm roofs, and a few restaurants and beach clubs. Inexpensive cabañas with hammocks are still available but prices are continually going up. Most accommodations remain rustic as electricity in the "hotel zone" is either non-existent or is generated on site with windmills or generators. This increasing price of simple Cabanas has lead to the growing rental market of condos as now a condo can be had for the same price as a cabana without elecctricity. The 'Home' market is now growing and increasing in popularity as they are larger than the available condominiums and offer more privacy-something Tulum tourists usually seek. For families with children this is particularly appealing for the added space and private pool. Most people who visit this beautiful location keep coming back and will not go anywhere else.



This area is a Brand New master planned area in Tulum. It is only 2.0 kms (1.5 miles) from Tulums amazing world class beaches. It is new with many roads done and many homes built and in the process of being built. Prices will go up quickly in this area. It has direct access to the only road in Tulum that goes straight to the beaches and quaint beach clubs of Tulum.
